Step into a role where you’ll guide the vital early stages of planning and design, ensuring every detail aligns to an established blueprint. As a Commercial Project Manager, you’ll track and manage design changes, feed accurate data into schedules and cost reports, and uphold rigorous quality controls. You’ll also work closely with internal teams and external consultants to drive clarity, momentum, and seamless project execution in a highly dynamic environment. What will your typical day look like?
- Design Management & Coordination:
- Support the tender process with technical inputs reviews and subsequent appointment of the Lead Design Consultant
- Manage the design process utilising the blueprint design documentation as a key working document from detailed design to IFC (Issue For Construction), ensuring alignment with project brief, incorporating localisation and regulatory requirements plus tracking all design changes.
- Facilitate kick off meeting then oversee weekly design meetings, ad hoc workshops, design page turns at 50%, 65% and 95% design documentation with relevant internal and external stakeholders
- Review and critically assess design for constructability, cost efficiency and compliance with the multiple requests from the various stakeholders.
- Approvals Management:
- Support cost funding approvals by coordinating inputs from Lead Design Consultants, the Cost Manager and the Scheduler to identify costs, schedules, risks, mitigations and localisation considerations that substantiate the chosen strategy.
- Stakeholder & Consultant Management:
- Build and maintain strong, collaborative relationships with all project stakeholders.
- Facilitate effective communication and information flow between all parties involved in the design, cost, schedule, quality and planning stages.
- Transition to Construction:
- Ensure all necessary IFC drawings, specifications (including localisations) are submitted for inclusion in the General Contractor tender packages.
- Support the procurement team on RFI management, technical analysis of the General Contractor capabilities, attend General Contractor interviews and provide input into Contract negotiations to drive outcomes.
- Provide ongoing support and clarification during the construction phases as required by the construction project manager.

Enough about us, let’s talk about you.
- Minimum of 8 years of demonstrable project management experience with a focus on the design and planning stages for a Construct Only Contract.
- Proven track record of successfully navigating for commercial or mixed-use projects.
- Experience managing multi-disciplinary design teams and consultants.
- Design Acumen: Ability to critically review architectural and engineering design, understanding its impact on project design, schedule, cost and quality.
- Project Management Expertise: Strong skills in project planning, scheduling, risk management, and budget control for early-stage development.
- Exceptional Communication & Negotiation: Ability to articulate complex design and planning concepts, negotiate with consultants and manage diverse stakeholder expectations.
- Problem-Solving & Strategic Thinking: Proactive approach to identifying challenges and devising effective, commercially driven solutions.
- Software Proficiency: To be adaptable to use Google software (Meet, Calendar, Drive, Mail, Slides, Docs, Sheets, Forms)
- Bachelor’s degree in project management, Architecture, Urban Planning, Property Development, Construction Management, Engineering, or a related field.
- Postgraduate qualifications in Property, Project Management, or a related discipline are highly regarded.
